Roof, grading, drainage, cladding.
Four kinds of inspection, all visual, non-invasive and reported within 24 hours.
Come and walk it with us. A photograph of a corroded fitting means far less than standing in front of it while someone explains whether it is urgent or simply worth watching. The report follows within 24 hours, with findings separated into safety, material defects and maintenance.

Insurers commonly require a four-point report on older Florida homes covering roof, electrical, plumbing and air conditioning. Wind mitigation is the one worth asking about — documenting roof attachment, shape and openings can reduce a premium meaningfully, and many owners never have it done.
New homes have defects too, and the eleven-month inspection exists because most builder warranties run twelve. Having an independent list before that deadline is the difference between the builder fixing something and you paying for it the following year.

What a buyer's inspector will find.
Repair, price in, or disclose.
Carried out by others, never by us.
Verified and documented.
Finding the problems before a buyer's inspector does puts a seller in a far better position — fix it, price it in, or disclose it, rather than renegotiating under pressure. Re-inspections verify that agreed repairs were actually done, which is not always the case.
Book an inspection, or just ask which report you actually need.
