A report that lists only findings is half a report. The parts nobody could reach — behind storage, under a sealed attic hatch — matter just as much, and they belong in writing too.

Cuhousa LLC is a limited liability company registered in the State of Florida, document number L23000488413, filed in 2023. Inspections are carried out by a home inspector licensed by the Florida Department of Business and Professional Regulation under [FLORIDA HOME INSPECTOR LICENCE NUMBER].
An inspection is visual and non-invasive — what was readily accessible on the day. It is not a code inspection, an engineering assessment, an appraisal, or a warranty against future failure, and anything we could not reach is listed in the report as not inspected. We perform no repairs on properties we inspect, and we take no payment from any contractor, agent or lender. Wood-destroying organism inspections need a separate pest control licence, and mould, radon, septic and pool safety are separate disciplines we refer out.
Yes, if you can. Standing in front of a finding while someone explains whether it is urgent is worth far more than reading about it later.
No, and we will not recommend a particular contractor either. An inspector who also sells repairs has an interest in what the report says, and that is exactly what you are paying to avoid.
No. Code compliance is a municipal function. We report on condition — what is there, what is failing and what is a safety concern.
It documents how your roof is attached and shaped. It is not required, but it can reduce a Florida insurance premium meaningfully and many owners have never had one done.
Not as part of a home inspection — wood-destroying organism inspection requires a separate pest control licence. We will refer you to a licensed provider.
Then we cannot inspect it, and the report will say so plainly. Listing what was not accessible is as important as listing what was found.
Book an inspection, or just ask which report you actually need.
